Rosedale Guesthouse Access Statement

Rosedale Guesthouse is located on the A 6108 Scotch Corner to Richmond.

We have six guest rooms, The guesthouse is over 200 years old. Whilst we aim to meet the needs of all our guests there are some features which might make access difficult for people with limited mobility.

Our guest rooms are on 2 levels, rooms are generously sized. We have one ground floor room, but it is not suitable for wheelchairs.

Pre- Arrival

• We have unrestricted parking to the front of the guesthouse and at the rear.
• We are also on a main bus route from Darlington 14 miles away.
• We are easy to find however you choose to travel.
• The nearest shops are only 200m away, [Co-op] on Queens Road.
• The nearest bus stop is 100m away, buses run regularly to Darlington.
• The railway Station is 14 miles away in Darlington.
• There are several local taxi companies; we can make bookings in advance for you.
• You can contact us by phone or e-mail.
• We are happy to cater for special diets please advise before arrival.

Arrival

Arrival times - please advise us of your anticipated arrival time so that we can be sure we are here to welcome you. 

Departure time is 10.00am.

On arrival guests are required to complete our registration form.

Main Entrance

The front door leads into the main hall. Please ring the bell.

Guest accommodation – public areas

• The hallway leads to the guest lounge and the dining room. Ther is a step of four inches down to the dining room from the hall.
• Our bedrooms are laid out over the 1^st, 2^nd floors.
• We have a radio link fire alarm system throughout the house.
• We are completely non-smoking.
• A bell is provided in the hall to call for assistance.
• All bedrooms are en-suite.
• We have no public WC available.

Lounge and Dining room

• Guests are welcome to use the guest lounge at any time.
• The lounge has a sofa and two chairs, coffee table, a selection magazines and books to read. No TV in the lounge or Hi-Fi.
• Breakfast is served in the dining room on the ground floor and is accessed from the reception hall.
• We serve breakfast between 7.00am & 8.30am weekdays and 7.30am & 9.00am weekends.
• There are 4 tables each seating 2/3/4 people chairs are without arms.
• We have a highchair if required.
• The lounge & dining room are carpeted and centrally heated.

Bedrooms

• Our 6 guest bedrooms are carpeted throughout, non-slip vinyl has been laid in all the en-suite rooms,
• All rooms are centrally heated.
• There are 17 steps to the 1^st floor landing and the three kingsize en-suite rooms, and a further 17 steps to the second landing to one of our twin en-suite rooms.
• We have a further two twin en-suite rooms in our courtyard one is on the ground floor, the second is on the first floor access via staircase 13 steps.
• All rooms are en-suite consisting of a shower, WC, and wash hand basin.
• Colour TV, hospitality tray with tea & coffee and biscuits are provided.
• We also provide hair dryers, water beakers, guest soap and shower gel.
• An extra blanket is available in all rooms.
• There is a wardrobe and a chest of drawers in all rooms, also two chairs.
• There is a folder in each room which contains further information about the guesthouse and details of local amenities.

Lindsay's Suite

• Large room
• Kingsize Bed en-suite room with two comfortable chairs & foot stool,
• Coffee table, and two bedside drawer units, two large mirrors.
• Radio/alarm clock, large 32in TV.
• Window looking onto our courtyard.

Ursula's Suite

• Large room
• Kingsize bed en-suite room, comfortable sofa with foot stool,
• 32 in TV, coffee table, Free-standing mirror, two bed side drawer units
• Radio/alarm clock.

Ericka's Suite

• Double room
• Kingsize bed en-suite room, Flat screen TV, two chairs,
• Two bed side drawer units, radio /alarm clock.

Nadine's Suite

• Twin Room
• Twin en- suite room, single drawer unit, TV, two chairs Radio /alarm clock.

Courtyard Twin Rooms

• Lola & Lucy Suite
• Both rooms en-suite, flat screen TV, coffee table.
• Alarm clock, wall clock.
• All rooms have hand towel and bath towels.

Additional information

• Fire extinguisher in the hall and on each landing.
• In the event of fire the fire alarm will activate and an alarm will be heard.
• Please advise us if you have a hearing impairment and might not hear this.
• The building can be evacuated via front or back door, please congregate across the road next to the Pottergate sign for a head count.
• A member of staff will help you across the road.
• We will refrigerate any medication for you.
